Mesirow Acquires Denver Community

GID sold the three-building property.

Mesirow Financial has acquired The District by Windsor, a Denver, Colo., community totaling 276 units. GID sold the three-building property, located in southeast Denver at 6300 E. Hampden Ave.

The District by Windsor is a mid-rise property on a seven-acre parcel. Completed in 2007, the property was 96 percent occupied at the time of sale.

The community features studio, loft/studio, one- and two-bedroom apartments. Features include washers/dryers in all apartments, above-standard ceiling heights, microwave ovens, high-speed Internet access and fireplaces in select units.

Among the common-area amenities are a fitness center, business center, clubhouse, swimming pool, year-round spa and hot tub, EV charging stations and covered parking.

Mesirow Financial intends to rebrand the property as The District at Hampden South in conjunction with the value-add improvements. JLL represented the seller in the transaction and facilitated the buyer.

A convenient location

The District by Windsor is located with direct access to Interstate 25 and has close proximity to I-225, both of which offer connectivity throughout the Denver region. Proximate to Belleview Station and RTD Southmoor Station, the property also offers public transportation convenience. Downtown Denver is approximately 10 miles away.

Also nearby are job centers, such as the Southeast Business Corridor, as well as shopping hubs. More than 16,622 square feet of commercial space within The District by Windsor provides additional retail opportunities for residents.

In a prepared corporate statement, a JLL official noted that The District by Windsor sale is evidence of continuing investor demand for quality housing in Denver. The apartment community’s strategic location proximate to primary job hubs, along with the potential for upgrades to unit interiors and the exterior appearance, made this an appealing investment opportunity in the current multifamily marketplace.

Two months ago, Equity Residential acquired a 227-unit Denver-area community, Aventine Littleton, for $91 million. The community encompasses five three- and four-story buildings and consists of one-, two- and three-bedroom floorplans. The property is some 15 miles away from downtown Denver.
