Hovering 34 stories above Austin’s Rainey Street Historic District, 70 Rainey successfully adheres to residential scale and style while cleverly utilizing space to offer 164 luxury condominium units and a host of amenities in a three-layer design. The tower’s nine-level podium is clad in planters, wood, concrete and oxidized steel, concealing a parking facility while providing a connection to the street with a ground-level restaurant and access to a public bar on the second story.

The podium is topped by a two-level transitional segment containing two pool areas, a yoga deck, a lounge, a screening room, a communal area with grilling and a dog park, as well as a 28,000-square-foot garden-like level that serves as a midair backyard of sorts. 70 Rainey’s multilevel residential volume, supported by a series of angled concrete columns, adds something extra to the high-rise’s aesthetics and residents’ views via its 14-degree rotation.
