McWhinney JV Kicks Off $71M Project
The metro Denver luxury community is slated to receive residents in 2027.

A joint venture between developers McWhinney Real Estate and Livmark Communities has broken ground on Mountain Brook Flats, a $71 million luxury project in Longmont, Colo. The 200-unit community is part of the mixed-use Mountain Brook master plan, which spans 64 acres.
The companies expect to welcome the first residents in 2027. Landmark Construction Solution—an affiliate of Livmark—serves as general contractor.
Earlier this year, Livmark and Landmark Construction Solutions began developing the second phase of another community, in Loveland, Colo., some 17 miles north of Longmont. Namely, the duo moved forward to the build-to-rent phase of The Bend at Highland Meadows, which is scheduled for completion next fall.
A metro Denver upscale project
Mountain Brook Flats will consist of 10 three-story buildings. Apartment layouts will range from one to three bedrooms with an average of 1,150 square feet. Community amenities will include a clubhouse, a fitness center with yoga studios, an outdoor fireplace, a tavern lounge, tennis and pickleball courts and parks.
The master-planned development is close to Colorado State routes 66 and 119, as well as U.S. Route 287, which connects Mountain Brook to downtown Denver, some 39 miles south. Additionally, the project is surrounded by several retail options.
Denver’s growing multifamily pipeline
Year-over-year completions in Denver as of November represented 5.3 percent of its overall stock, according to a recent Yardi Matrix report. The figure was higher than in most U.S. markets, except for a select few, including Orlando, Fla. (5.6 percent), Nashville, Tenn. (5.5 percent) and Charlotte, N.C. (7.4 percent).
During the same month, Denver had more than 23,000 multifamily units under construction across 104 properties, the same data provider shows. The pipeline included 29 fully-affordable properties, 67 market rate projects and eight partially affordable ones.
