McShane Construction Completes Iowa Multifamily Development
The community includes a mix of apartments across 14 buildings.
Waukee, Iowa—McShane Construction Company has completed construction on the 260-unit Springs of Waukee Apartments, a multifamily development in Waukee, Iowa, located 16.5 miles west of Des Moines. The Auburn, Ala. division of McShane Construction Company of Rosemont, Ill. undertook the construction on behalf of its long-time client Continental Properties Company, Inc.
The community was constructed on a 22-acre parcel at 500 Northeast Horizon Drive, and includes a mix of apartments across 14 buildings. The residential mix is comprised of 28 studios, 92 one-bedroom, 102 two-bedroom and 38 three-bedroom units. Residences are accessed by inviting private ground-level entrances.

Among amenities at Springs at Waukee are an exclusive community center with a 24-hour fitness center, resort-style swimming pool and outdoor entertainment area, as well as secure gated entry, leash-free dog park and car wash center.
An expansive open kitchen concept provides modern appliances, island and breakfast bar, in-unit washers and dryers, walk-in closets, central heating and cooling, hardwood-style flooring and crown molding.
Balconies and patios, granite countertops and attached garages are offered on select residences. Separate detached garages and generous surface parking deliver additional parking.
Weather conditions delivered the greatest headwinds during McShane’s Springs at Waukee assignment. Significant rainfall in the early summer resulted in the delay of the concrete paving schedule.
“In turn, we had to make adjustments to the original building construction sequencing,” Hoppa said. “We also experienced harsh winter conditions with the onset of the polar vortex requiring additional schedule changes.”
McShane Construction and Continental Properties made the decision to undercut and remove saturated soils and replace the subgrade with compacted stone to allow for continued construction activity throughout the winter months.
McShane Construction used blanketing and ground thaw equipment to expedite the paving schedule. Crews worked continuously prior to the arrival of winter to make up for possible delays. “The cost and effort on the front end allowed McShane Construction to successfully deliver the clubhouse and 14 residential buildings on schedule,” Hoppa said.
The assignment also called for McShane Construction to build a separate on-site maintenance building, and all associated site work, including landscaping, sidewalks and paved parking.
