MBK, Haseko Move Forward With LA-Area Luxury Community

Solana at Duarte Station is the second phase of a master-planned development.

MBK Rental Living has moved forward on the development of Solana at Duarte Station, a 292-unit luxury community in Duarte, Calif. TCA Architects serves as the project’s main architect and R.D. Olson Construction is the general contractor. Construction commenced in late 2002, with expected delivery in the summer of 2024.

MBK partnered with Haseko Corp. for the development of the property, representing the duo’s second joint venture. The partners recently commenced construction on a 315-unit luxury community in Anaheim, Calif.

The five-story building will incorporate studio, one-, two-, three- and four-bedroom floorplans. Solana at Duarte Station will feature a swimming pool, a fitness center, a clubroom, a spa, a dog park, multiple courtyards and an eight-story parking structure.

MBK and Haseko purchased the development site in 2021. The 3.4-acre plot is part of Los Angeles’ Azusa/Monrovia submarket, placing it approximately 22 miles from downtown L.A. and 11 miles from downtown Pasadena, Calif. The community is rising near the junction of interstates 210 and 605, providing access to the Los Angeles Metropolitan Area.

Duarte Station Specific Plan

Solana at the Duarte Station is the second phase of a master-planned project. Adopted in 2013 by the City of Duarte, the Duarte Station Specific Plan is a project aiming to develop a mixed-use and transit-oriented village with residential, office and green space. The project allows for the adaptive reuse of existing buildings, while focusing on creating more publicly accessible open spaces.

The first phase of the project is Esperanza at Duarte Station, a 344-unit apartment community, which officially opened in March 2023. In 2021, the property became subject to a $72 million construction loan originated by Principal Financial Group, according to Yardi Matrix data.

Esperanza at Duarte Station encompasses studios, one-, two-, three- and four-bedroom apartments ranging between 529 and 1,174 square feet. The luxury community offers a business center, a fitness center, a clubhouse, a playground, a swimming pool, a spa, a rooftop terrace, outdoor courtyards, co-working spaces and parking spaces.
