Manhattan Apartment Tower Is Already Turning Heads

New York–Less than a week after the commencement of leasing, The Continental is creating quite a stir in Manhattan’s Sixth Avenue Corridor. Prospective renters are abuzz about the new 338-unit luxury apartment high-rise, which is bringing something special to the area.

Tower 111 L.L.C., developer of The Continental, charged the architectural firm of Costas Kondylis with designing a building that would, literally and figuratively, stand out above the rest and called on Citi Habitats Marketing Group (CHMG) to spread the word. At 53 stories, the property’s prominence can be taken in far beyond its location at 885 Sixth Avenue.

“That is one of the factors that is attracting people to The Continental,” Cliff Finn, managing director of new development marketing for CHMG, tells MHN. “Earlier Sixth Avenue Corridor residential buildings aren’t nearly as tall. We’re the second one at this height, but the others are 10 to 20 feet lower. At our height, the expectation that the views are spectacular is drawing people in.” And the views are spectacular. “There is very good exposure towards the Empire State Building. You can see it from the base to the top, and that’s not something you can see from everywhere, so that really got people interested even before we opened.”

Costas Kondylis decided to go with an exterior infrequently seen in the area in order to make The Continental even more striking. “It’s all glass and that makes it unique because most of the other residential buildings are brick or precast with much smaller windows.”

The apartments, which span the top 44 floors and feature monthly rates starting at $2,550 for studios, $3,480 for one-bedrooms and $6,110 for two-bedrooms, have also piqued the interest of visitors. Among the coveted features are floor-to-ceiling tinted windows, 10-foot high ceilings and white oak flooring.

“The apartments show really well; they have terrific amenities,” Finn notes. But there is something beyond the residential floors that makes The Continental a popular topic of conversation in the neighborhood. “It is the only building along the Sixth Avenue Corridor that has a pool.” The pool, set within a glass-enclosed atrium and highlighted by a landscaped sun terrace just outside, is a 50-foot indoor infinity-edge lap swimming pool.

Those who will make The Continental their home address will also be able to avail themselves of offerings on the first nine floors of the tower, including premier retail space, additional amenity space and a parking facility.

“We rented a dozen apartments right out of the park,” says Finn. “We haven’t even been open for any full days yet. The feedback has been really great.” And the luxury apartment market in general, he adds, is in recovery mode. “We’re marketing The Beatrice nearby, and in less than six months it is 85 percent leased–and it opened in the off season last summer.”

The Continental will welcome its first dwellers in February, with the remaining units coming online in March and April.
