Comprised of six full-floor residences, a townhouse, duplex and penthouse, the development is located two blocks from Gramercy Park, a private, key-locked park.Designed by Audrey Matlock Architect, the building’s glass façade features walls of glass spanning the entire front and back of the living space. The patterned fritted glass paneling on the building is designed to look like the reflection of clouds. Additionally, each home includes floor-to-ceiling automated push-out windows. “The internal planning concepts give shape to the face of the building,” says Elaine Diratz, managing director of Corcoran Sunshine Marketing Group. “One- and two-story projections occur at dining or living spaces on each floor, shifting locations as the plans dictate.”Located on the first three floors of the development, the townhouse is a 6,763-sq.-ft., four bedroom/five-and-a-half bath home with a private garage and a full amenities floor that includes a 30-ft. salt water pool, Jacuzzi, media lounge and fitness center with its own steam room and spa shower. The home also features a center atrium and double-height living spaces overlooking a 734-sq. ft. private garden. The full-floor residences each offer three bedrooms and three-and-a-half baths with alternate floor plans, providing buyers the choice of either a large dining room or a fourth bedroom with en-suite bath. Each home includes a private elevator entrance. The five-bedroom/five-and-a-half bath duplex offers a 20-ft. atrium and 600 sq. ft. of outdoor space.Each home includes kitchens with bluestone floors, custom white satin lacquer cabinetry, granite countertops and two wall ovens and dishwashers. Master bathrooms include two-headed rain showers, elliptical tubs, built-in custom cabinetry and private steam rooms. Additional amenities include a package room, cold storage room and private bicycle storage units. Each residence will include a 65-sq.-ft. storage room with a sealable cedar closet, and residents also will be offered membership to a private club with access to Gramercy Park.Homes start at $6.75 million and occupancy is slated for early 2009. Thus far, letters of intent have been received for three of the nine residences.”This is the first condominium built on Irving Place in decades, and it offers one of the few chances to live in a contemporary glass building with state-of-the-art technology and cutting-edge design in a neighborhood typically consisting of prewar townhomes and post-war, white brick buildings,” says Diratz. “However, the boutique size of the building prevents the design from overpowering the historical and charming nature of its surroundings.”
