LV Collective to Develop Student Housing Project in Columbus

This pedestrian-friendly community marks the company’s first development in Ohio.

LV Collective, formerly known as Lincoln Ventures, has closed on 222 W. Lane Ave. for the development of an 885-bed student housing community in Columbus, Ohio, serving the students at The Ohio State University.

A similar project, with an estimated $138 million cost, was previously proposed at the site by Arcadia Development and InnTown Homes and Apartments back in 2020, according to The Columbus Dispatch.

Scheduled for delivery in the fall of 2025, the development will replace the 12-story Harrison House building with a seven-story building totaling 379 units, with studio to six-bedroom floorplans. Plans call for five floors of residential units, including two-level townhomes with private at-grade entries. Students will also have access to a café, a private study area, outdoor and indoor fitness areas, a swimming pool and yoga areas.

Elford Inc. is the general contractor and Realm Collaborative will act as the landscape architect. OZ has designed the project and Variant Collaborative will lead the interior design efforts. Virtus Real Estate Capital is also a partner in the development.

Located less than half a mile from The Ohio State University, the community will be within walking distance of Ohio Stadium and Lincoln Tower Park. Numerous dining and retail options along North High Street are within half a mile of the property. Downtown Columbus is 3.6 miles away from the community.

Recently, the company acquired another site at 558 W. Broad St. in Athens, Ga., for the development of a 750-bed student community. The company plans break ground on the project in June and expects to deliver the community in 2024.
