S&S Properties has purchased Lakeside Gardens, a 360-unit luxury community in Jeffersonville, Ind., for $67 million. The property was sold by a joint venture partnership between Denton Floyd Real Estate Group, LDG Development and a private investor.
Lakeside Gardens, located at 4101 Herb Lewis Rd., is two miles north of downtown Louisville, across the Ohio River. Residents are nearby the River Ridge Commerce Center which employs about 12,000 people across 80 companies.
Completed in 2022, the community features an average unit size of 1,244 square feet and a mix of one-, two- and three-bedroom layouts. At the time of the sale it was 95 percent occupied.
Amenities include a fitness center, business center, playground, clubhouse, pool, media room and grade-level parking spaces, according to Yardi Matrix data. Select homes include private patios or balconies.
JLL Capital Markets secured the sale and $43 million in acquisition financing for the transaction. JLL Real Estate Capital will service the seven-year, fixed-rate Fannie Mae loan.
Director Amanda Friant, Managing Director Mark Stern, and Senior Analyst Colleen Watson led JLL Capital Market’s Investment and Sales Advisory team. Director Medina Spiodic, Senior Managing Director Matthew Schoenfeldt, and Associate Becca Brielmaier spearheaded the debt advisory team representing the borrower.

The remarkable job growth in Southern Indiana further bolsters this upside.”
A busy area
The Jeffersonville and Louisville area have seen high growth in recent years, fueled by both multifamily and commercial projects nearby.
Late last year, The Pizzuti Cos. broke ground on a 236,324-square-foot speculative warehouse in the heart of River Ridge Commerce Center in Jeffersonville, Indiana. The warehouse will be developed on a 14-acre site conveniently located off Highway 62 with excellent interstate access and highway visibility.
Outside of these smaller areas, and less than a 2-hour drive away, Indianapolis is showing some of the strongest multifamily fundamentals in the nation. On a trailing three-month basis through August, advertised asking rents were at $1,277, some 20-basis points higher than the national average.
The area is experiencing robust job growth and its multifamily stock is similarly increasing. Year-to-date through August of last year, developers brought 3,149 units online.
