The final beam has been placed on 531 Sixth Ave., a 13-story condo building in the Greenwich Village neighborhood of Lower Manhattan, two blocks west of Union Square. Gemini Rosemont is developing the 45-unit project designed by architecture firm ODA. Whitehall Interiors is handling the interior design.
The topping out of the reinforced concrete superstructure was first observed by New York YIMBY, which estimates based on current progress that the property will be completed by the end of 2020. Construction began in the summer of last year. Located at the corner of Sixth Avenue and West 14th Street, the development sits above the 14th Street subway station, which is served by the 1, 2, 3, F, M, L and PATH trains.

The 80,140-square-foot development will incorporate 54,520 square feet of residential space along with 5,830 square feet of ground-floor space for two commercial tenants. The 45 condominiums will include 21 duplex units, with an average unit size of 1,211 square feet. Amenities will include a rooftop terrace, a second-floor tenant lounge, two fitness rooms and a laundry room.
Like other projects by ODA, 531 Sixth Avenue sports a distinctive design that resembles an irregular stack of cubes. The studio has designed residential properties across New York City, including The Rheingold, an eight-story apartment building in Brooklyn’s Bushwick neighborhood, and Hunters Point South, a 1,194-unit master-planned community being developed by TF Cornerstone in Long Island City, Queens.
Commercial real estate investment firm Gemini Rosemont was formed in 2015 as a partnership between Rosemont Realty and Hong Kong’s Gemini Investments.
