Long Island City’s The Industry LIC Now Sold Out

Commuting ease to Manhattan, modern design features and eye-popping skyline views are among factors that resulted in The Industry LIC luxury condominium recently reaching sold-out status.

New York—Commuting ease to Manhattan, modern design features and eye-popping skyline views are among factors that resulted in The Industry LIC luxury condominium recently reaching sold-out status. The 75-unit Industry LIC is situated in the thriving Court Square neighborhood of Long Island City.

The building’s developers are Silvercup Studios’ owners Alan Suna and Stuart Match Suna. Modern Spaces, hired as the exclusive sales and marketing agent less than one year ago, sold the remaining 87 percent of available units. Among the units sold were all of The Industry’s penthouse apartments.

“Court Square is going through a huge revitalization at the moment,” Eric Benaim, CEO and president of Modern Spaces, tells MHN. “And with CUNY Law School’s recent opening just down the street from The Industry, tons of new residential buildings being built in the area have made The Industry condominiums that much more appealing.”

When Modern Spaces initially assumed the sales and marketing efforts for the building last autumn, The Industry had been on the market a bit more than a year, and only about 13 percent of the building, or 10 units, had been sold, Benaim reports.

Modern Spaces immediately set upon rectifying the major marketing problem, which was that prospective buyers didn’t fully grasp either the very high quality of the construction or the many advantages derived from living in Court Square. Another key strategy was tying developer Silvercup Studios, a fixture in the community for more than 30 years, to the building’s marketing initiative.

The sleekly modern building delivers a selection of studio, one-, two- and three-bedroom homes marked by stunning architectural detail and contemporary amenities. Luxury features include oak plank flooring, designer Italian kitchens and bathrooms and Bosch washers and dryers in every home.

A rooftop terrace with sweeping views of the Manhattan skyline, state-of-the-art fitness center, attended lobby, bike storage and ground-floor, common-use backyard are among the high-end amenities offered by The Industry.

Commuter ease is near the top of appealing pluses served up by The Industry, which is situated at 21-45 44th Dr. in a Long Island City neighborhood that has undergone a remarkable metamorphosis. The building is a short walk from several subway lines, and is just one subway stop away from Manhattan. That means residents can be whisked to the center of Midtown within minutes.

Modern Spaces’ successful sales effort has demonstrated a wide range of area buyers have now begun to more fully comprehend Court Square’s attractiveness and convenience, Benaim observes. “The fact that we sold two combination units to families, who turned two apartments into three- and five-bedroom homes, shows [The Industry] is attractive to families as well,” he adds.
