LMC Tops Out NJ Mixed-Use Development
The Lively—the company’s first development in the Northeast—features 180 luxury units, as well as a large-scale theater and supporting spaces dedicated to the arts.

Less than one year after starting construction, LMC has topped out The Lively, an 18-story luxury building in Jersey City, N.J. The community features 180 apartments, as well as more than 1,300 square feet of ground-floor retail space and an array of spaces devoted to the arts, including a 14,200-square-foot black box theater.
Located at 321 Warren St., the property is situated in the heart of Jersey City’s Powerhouse Arts District. Nearby is the Grove St. PATH Station, offering easy access to Manhattan. The location is also a short drive away from Interstate 78 and the New Jersey Turnpike Extension.
Residents are within walking distance from multiple Jersey City offerings, including restaurants, shops and nightlife venues offered within Newark Avenue, Newport Mall and Paulus Hook.
“The topping out symbolizes a milestone in the development process and brings us one step closer to officially joining the resurging downtown district of Jersey City,” said Greg Belew, division president of the New York Tri-State region for LMC, in a prepared statement. “The area continues to emerge as an attractive destination for new residents, and we’re thrilled to provide a unique luxury living experience in the heart of the energetic and eclectic Powerhouse Arts District.”
Performance Space
Among common area amenities to be offered by The Lively are 24-hour concierge, a fitness center, roof deck lounge with pool, barbecue grills and fireplace. Also included among the amenities will be a resident lounge, children’s playground, library and dog run.
The Lively’s smart-home equipped studio, one-, two- and three-bedroom apartments will include wood-plank style flooring, Caesar stone countertops with backsplashes, custom lighting fixtures, custom closets and textured tiles throughout the bathrooms.
The new black box theater will serve as the area’s first large-scale theater operated by Nimbus Dance Works. Lackawanna Coffee, a local coffee shop, will open its third location at the building.
Fogarty Finger served as the architect and interior designer of the building and the construction lender was TD Bank. First move-ins are anticipated to take place this summer.
Late last year, LMC topped out Vireo, a 310-unit luxury apartment community located in Atlanta’s midtown district.
