Lincoln Avenue Kicks Off Tampa-Area Affordable Project

The $55 million development will total 144 units.

Lincoln Avenue Communities has broken ground on Olea on 126 Apartments, an upcoming 144-unit, affordable community in Largo, Fla. Summit Contracting Group was the general contractor for the garden-style project.

The $55 million development will take shape on some 5 acres at 126th Ave. N., according to St. Pete Rising. Downtown Tampa is roughly 23 miles east.

Olea on 126 Apartments will feature 35 units for residents earning of up to 40 percent of the area’s median income, 72 units for households earning up to 60 percent of AMI and 38 units to residents earning up to 80 percent of AMI.

The garden-style community will comprise three residential buildings amounting to 212,000 square feet. The unit mix will feature two- to four-bedroom floorplans, with common-area amenities encompassing a fitness center, a clubhouse, a pool, a patio, a playground and EV charging stations.

Multiple dining areas are within walking distance, while a Walmart Supercenter is 2 miles north of the property.

As affordable housing trends are still shaped by a shortage of supply, construction will play a vital role in 2026. Interest rates, federal budget decisions and local actions, among others, will be key factors for decision making in the industry this year.
