Long Island City

New York City-based national real estate investor and developer Lightstone is launching the landing page and establishing the interest list for the start of leasing at its ARC luxury rental property in Long Island City, N.Y. Situated at 30-02 39th Avenue in the Dutch Kills enclave of Long Island City, the 428-unit apartment community will feature more than 50,000 square feet of indoor and outdoor amenities.

ARC will deliver a blend of studio, one- and two-bedroom apartments. Features and finishes of the residences will include generously-sized casement-style floor-to-ceiling windows, Bosch appliances, custom cabinets and quartz stone countertops. Baths will offer beautifully appointed tile with custom brass fixtures.

Apartment homes will all provide in-wall heat pumps with remote digital thermostats and in-unit Bosch washers and dryers.

Many amenities

Among the amenities at ARC will be a sprawling rooftop pool club with a 70-foot-long environmentally efficient outdoor salt-water pool. Also part of the pool club will be a sundeck, lounge, barbecues, cabanas for outdoor dining and bocce courts.

The property will encourage an active lifestyle by featuring a staffed health club with state-of-the-art fitness center, spin room, yoga studio, private training facilities, locker rooms, basketball court and golf simulator. A private courtyard park with greenhouse for year-round gardening and private events will also beckon to residents.

Rounding out the amenity package will be a residential lounge, library, clubroom, game room, private and collaborative workspaces, entertainment areas and gourmet catering kitchen with private dining. To manage the building’s comprehensive amenity program and cater to each resident’s specific needs, ARC’s staff will include a lifestyle director.

Valet services will include dry cleaning, apartment cleaning and dog walking, bicycle storage and on-site indoor valet parking garage with direct access to the building. ARC will also offer a 24-hour concierge doorman.

Pedestrian friendly

Long Island City’s leading attractions are situated within walking distance of ARC. They include Dutch Kills Centraal, LIC Beer Project, M Wells Steakhouse, Dutch Kills Bar, LIC Market, Silvercup Studios, MoMa PS1 and the Fisher Landau Center for Art.

Residents will be able to reach Manhattan in less than 10 minutes, given the immediate adjacency of the N and W train stop. Other conveniently located train lines include the E, M, R and 7.

“There is no building in New York City that matches the lifestyle programming and incredible slate of amenities offered at ARC,” Lightstone President Mitchell Hochberg said. “Residents can garden in the private greenhouse, practice on a virtual putting green, relax by the pool and commute to Midtown Manhattan in less than 10 minutes. We’re thrilled to be the pioneering developer in Dutch Kills and to open the doors of this incredible property this August.”

Leasing will begin next month.
