Lennar Launches Sales at Jacksonville-Area Senior Property

Lennar has begun sales at Edenbrooke at Hyland Trail, a master-planned community of new single-family homes in Green Cove Springs, Fla. The property is located in metro Jacksonville. The developer will begin offering tours of model homes later this summer.

The development’s one-story floorplans range from about 1,544 square feet to 3,152 square feet, with two to four bedrooms and two to four baths, plus additional living spaces, such as a covered lanai, an indoor-outdoor porch configuration originally found in Hawaii. The houses are priced from $350,000 to $550,000, according to Lennar.

Amenities at the community include a large swimming pool, a clubhouse, fitness center, pickleball court and bocce ball court, as well as a pond, around which residents can walk or jog. Residences, which come in 17 designs, include quartz countertops, stainless steel kitchen appliances, tile flooring, recessed panel cabinetry and other designer fixtures.

Green Cove Springs, located along the west bank of the St. Johns River is home to a variety of local businesses, shops, restaurants and outdoor recreational opportunities and has seen considerable growth in recent years, with a population of about 9,780 in 2020, up from 6,900 a decade earlier, according to the U.S. Census Bureau.

Lennar feels headwinds

Higher interest rates and other economic tumult have impacted the market for single-family homes, with sales and construction both dropping nationwide in early 2024. Although affordability has continued to be impacted by interest rates and consumer sentiment, purchasers are responsive to increased sales incentives, Lennar Executive Chairman and Co-Chief Executive Officer Stuart Miller said in the company’s second quarter earnings report. The company saw a 19% increase in its new orders and a 15% increase in deliveries year-over-year.
