Legacy, Griffin Begin Denver-Area Development
The Aurora, Colo.-based community will open in 2025.

Joint venture partners Legacy Partners and Griffin Capital Co. have broken ground on Legacy Metro 525, a 380-unit, transit-oriented apartment community in Aurora, Colo. The property is slated for completion in late 2025.
Poppy Bank of Santa Rosa, Calif., provided construction financing for the project.
Located at 525 S. Dawson St., in southern Aurora, the site was purchased in September 2022. A Cushman & Wakefield’s Wade Fletcher, Jim Capecelatro and Mike Kboudi brokered the transaction.
The property will offer a mix of studios and one-, two- and three-bedroom residences averaging 846 square feet. Community amenities include a sky lounge and deck with views of downtown Denver and the Front Range, a large clubroom with a catering kitchen, a pool table, seating and dining areas, a fitness center, a pool and a spa. A bicycle area and residential storage will also be included, as will a dog park, two courtyards with a community garden and electric car charging stations. The development will feature property-wide Wi-Fi coverage and a coworking area with two private conference rooms.
Legacy Metro 525, which is adjacent to the Sable light rail station, is situated near Interstate 224 and Highway 83. The property will be minutes from Anschutz Medical Campus and Fitzsimons Army Medical Center, as well as major employers like AIMCO, Microsoft, Zoom Video Communications and Progressive Insurance. Numerous outdoor recreation areas are located nearby, including Cherry Creek State Park and Meadow Hills Golf Course.
KTGY is the architect for the project, while Catamount Constructors is general contractor. Jordan & Skala Engineers are handling mechanical, electric and plumbing work, with Studio 10 Interior Design working on the interiors, S.A. Miro serving as structural engineer, Ninyo & Moore acting as geotechnical adviser. Kimley-Horn is the project’s civil engineer. Norris Design is in charge of landscape and planning, while NINE Dot ARTS is the exterior art consultant.
Market Expansion
Legacy has built and managed more than 1,600 residential units in the Denver metropolitan area in the past five years, including TriVista on Speer in Denver, Legacy on the Promenade in Westminster, Colo., and Araceli, which recently broke ground near Denver’s Tech Center in September 2022. This marks Legacy’s sixth collaboration with Griffin.
In March 2022, the joint venture partners opened the second phase of Legacy at Fitz in Aurora, which has a total of 363 apartments across four buildings. The first phase was completed in May 2021.
More recently, Legacy and Griffin purchased a 10.2 acre-development site, formerly a Macy’s at Volusia Mall in Daytona Beach, Fla. The property will be the site of Legacy Daytona, a 350-unit community at 1700 W. International Speedway Blvd.
