North Bethesda, Md.—LCOR will start leasing at the 341-unit Aurora, its apartment development in North Bethesda, Md., in June. The property is part of North Bethesda Center, a transit-oriented development at the White Flint Metrorail station in North Bethesda, an unincorporated part of Montgomery County about five miles northwest of Washington, D.C.
The upcoming launch of Aurora follows the lease up of the 312-unit Wentworth House, LCOR’s first residential building at North Bethesda Center, which includes a 62,000 square-foot Harris Teeter grocery store at the base. LCOR developed Wentworth House in a JV with CalSTRS, acting as development and construction manager for the building, which it continues to own and manage. LCOR also developed a 362,000-square-foot office building on the site in a separate JV with USAA Real Estate.
Aurora will feature a mix of studios and one- and two-bedroom units. Amenities include a resort-style pool with sun deck and sun shelf, rooftop terrace, media game room, and the Aurora Sky Club located on the 18th floor, which has a bar, TV lounge, and conference area. Aurora will also feature a golf simulator, fitness center, business center and a bike repair station with storage area.
Designed by WDG Architects, Aurora sports a brick-and-glass façade accented by glass balconies. Aurora will be LEED certified and will include a 386-space parking garage.
LCOR was designated master developer of the 32-acre site at the White Flint Metrorail station by the Washington Metropolitan Area Transit Authority (WMATA) in 1997. The largest joint development project ever approved by WMATA, which owns the land, North Bethesda Center’s zoning permits about 930,000 square feet of office space, 1,275 residential units, a 320-room full-service hotel and 202,000 square feet of retail space.
The White Flint Metro station is a transportation hub for the area. A bridge over the Metrorail tracks will eventually link North Bethesda Center to Rockville Pike, home to the largest concentration of retail space in Maryland.
