LandSouth’s ‘Unique Integrated Construction Approach’

Jacksonville, Fla.—Jacksonville, Fla.-based LandSouth Construction has broken ground on Integra Lakes at Concord Village in Casselberry, Fla. The more than $19 million luxury community will offer large one-, two- and three-bedroom units with one or two baths in 13 floor plans ranging from 526 to 1,298 square feet.

The community, developed by Integra Land Company of Lake Mary, Fla., is sited on a 7.5-acre site in central Casselberry at 88 Triplett Lake Drive. Concord Village is a new, innovative mixed-use project that includes restaurants, office and retail space as well as Integra Lakes. Expected to be completed in 16 months, Integra Lakes is to feature four buildings, clubhouse and garages.

“LandSouth’s business model is based on relationships and being a ‘developer’s builder,’” LandSouth Senior Vice President of Development Joe Passkiewicz told MHN. “We understand the complexities of building multifamily rental housing from the developer’s perspective. LandSouth reports using a unique integrated construction approach, in which each service component works together to provide a seamless delivery system. Each component is performance enhanced with proven procedures, tested systems and up-to-date construction technology.

The Integra Lakes at Concord Village project is located in a planned development in downtown Casselberry, Passkiewicz said. In the planning stages for a number of years, it is the first phase of a new downtown development.

“The product is a four story new urban-style product with amenity courtyards following the trends that we are seeing toward higher density developments,” he added. “These buildings have their own set of challenges with access, scale, inspection limitations and partial occupancy hurdles.

“This project is also part of a much larger development, which will require close coordination with the city’s land development team. The key to this project is careful, upfront planning. We have extensive experience with this building type and we know the requirements and expectations of Integra.”

The interior living spaces of the 203 residences at Integra Lakes at Concord Village will offer granite counter tops, crown molding, stainless steel appliances, hardwood-style flooring and in-unit washers and dryers. The community’s resort-style amenities will include a large pool, outdoor grilling area, state-of-the-art fitness center with club room, business center and WiFi lounge.

The architect of the 285,000-square-foot development is Associated Consulting International of Winter Park, Fla.
