LandSouth to Break Ground on FL Luxury Asset
Integra Land Co.'s Addison Pointe in Melbourne will include 370 units and a yoga studio, a cyber cafe and a sports lounge.
LandSouth Construction is set to break ground next month on Addison Pointe, a luxury 370-unit multifamily community in Melbourne, Fla., being developed by Integra Land Co.
Located on 30 acres, Addison Pointe will have eight buildings with six floor plans ranging in size from 704 to 1,409 square feet and featuring one-, two- and three-bedroom apartments. The community is located on Delaney Street at the corner of North Wickham Road and Parkway Drive. It is within walking distance to Wickham Park’s nature trails, playground, swimming lakes, bicycle roadways and campgrounds. Melbourne is also part of Florida’s Space Coast and home to the Canaveral National Seashore.
“As we continue to see healthy job growth, new tourist attractions along with tech and service sector employees setting roots across Brevard County, we are striving to deliver a multifamily community for our client that elevates the area’s rental housing options,” LandSouth President & CEO James Pyle said in a prepared statement.
The interiors will include granite countertops, custom cabinets, stainless steel appliances, washer/dryers, tile backsplashes in the kitchens, wood plank floors and private balconies. Community amenities will include a clubhouse with a fitness room, yoga/group fitness room, cyber café and sports lounge, as well as a swimming pool and grilling station.

The location is tremendous, with easy access to parks, the beach, a golf course and shopping for everyday essentials,” Joe Passkiewicz, LandSouth’s senior vice president-development, said in a prepared statement.
The team working on Addison Pointe from LandSouth, a Jacksonville, Fla.-based general contractor specializing in multifamily, senior housing and mixed-use development, includes Mark Ondish, project manager; Kyle Greer, field superintendant; and Krista Frazee, project administrator.
Charlan Brock & Associates of Maitland, Fla., is the project architect.

Integra, LandSouth and CBA have teamed up before including the development of a $30 million apartment community in Kissimmee, Fla., where 300 units are planned for the 11-acre, 403,688-square-foot community that is expected to be completed in April 2019.
LandSouth, marking its 20th year in business, has completed more than 15,000 multifamily units, including apartments, senior living, condominiums and townhomes. One recent project is The Merchant, a $37 million luxury apartment community in historic Charleston, S.C., that broke ground in July. The community will have 10 three- and four-story buildings and feature one- and two-bedroom apartments in 15 floor plans ranging from 565 to 1,074 square feet. Completion is slated for December 2019.
In June, LandSouth began construction on Gatlin Commons, a $35 million luxury apartment community with 200 units planned for Port St. Lucie, Fla. That project is being developed by PRM Gatlin/Port St. Lucie Owner LLC and Rosser Aledo Partners LLC and slated for completion in October 2019.
