Landmark Opens Its 1st Minnesota Student Community

Landmark Properties has opened its first Minnesota student housing community. Serving the University of Minnesota at Minneapolis, The Standard at Dinkytown comprises 323 units and 1,021 beds.
The developer broke ground on the project in 2023 and took out a $118.4 million construction loan the same year from First Abu Dhabi Bank, according to Yardi Matrix information. BKV Group served as architect, while Landmark Construction was the general contractor.
Located at 521 15th Ave. SE, the 17-story community is within walking distance of the University of Minnesota campus and 3 miles from the city center. Minneapolis–Saint Paul International Airport is 10 miles away.

The Standard at Dinkytown’s unit mix comprises studios and one- to five-bedroom apartments ranging from 416 to 1,810 square feet. A total of 30 units are reserved for affordable housing. Select layouts also have private balconies or patios.
Common-area amenities include an outdoor swimming pool with a jumbotron, a sun deck, cabanas and outdoor grilling stations, as well as a rooftop hot tub, an interior courtyard activity area and a fitness center. The property also has a clubhouse with computer lab, gaming lounge, study area with café and about 210 parking spaces.
As of March, the University of Minnesota-Twin Cities ranked in the top 10 school markets for student housing development. The university had more than 2,000 bedrooms underway, representing 3.6 percent of its enrollment.
Landmark’s recent student housing expansion
Landmark has more than 115 residential communities with 72,000 beds under management, worth more than $15 billion. Additionally, the firm has north of 50 student and multifamily projects under construction.
Earlier this month, a joint venture between Landmark and Cerca Trova completed the 521-bed Legacy at Ann Arbor. The property is fully leased for the 2025-2026 academic year.
And in March, Landmark and Peninsula Investments acquired a 1.5-acre site to develop The Mark Mansfield, a student housing community in Storrs, Conn. The 738-bed project is set to break ground later this year.
