KTGY-Designed Community Nears Completion in Denver

Denver—KTGY Group Inc., Architecture + Planning has announced that its recently designed apartment community, Aster Conservatory Green, which is being developed by Forest City Enterprises of Cleveland, is nearing completion in Denver. The 352-unit, three-story walk-up and pedestrian-oriented development is located in the master-planned community of Stapleton not far from the downtown Denver area and will be professionally managed by Forest City Residential.

“As the most delivered apartment type in the country, three-story walk-ups continue to evolve,” KTGY’s Studio Director Nathan Sciarra tells MHN. “The Denver Metro market specifically is well-suited for urban-designed walk-up apartments because of the numerous transit-oriented locations and the relative price points achieved in some of the more suburban locations, which are not suited for structured parking.”

The community’s 24 buildings, located on a 10.8-acre site, include a combination of townhome and flats with units that range in size from 550 to 1,400 square feet. Pre-leasing has already begun at the community with floor plans offered in a mix of studios, one-bedroom, one-bedroom plus den and two- and three-bedroom townhome options that includes third-floor premium apartments. Rents, according to the community’s website, range from $1,063 to $2,303, for one- through three-bedroom residences, respectively.

Aster Conservatory Green’s apartments feature large bedrooms, private garages, and high-end finishes including granite or quartz countertops,  glass subway tile backsplashes, premium water-saving  fixtures and lighting, sustainable hickory flooring, espresso cabinetry, built-in wine storage and stainless steel Energy Star appliances that includes in-unit washer and dryer. Other architectural details include 9- to 13-foot-9-inch ceilings, ample windows, private patios and balconies, as well as select units that offer views of the Denver cityscape and mountains.

“Aster Conservatory Green apartment community’s contemporary design represents an updated version of the typical three-story walk-up and addresses the need for increased density and a more cost-effective design,” Sciarra says. “Buildings with tuck-under garages sit close to the street and create a pedestrian-friendly community. A central paseo with the outdoor amenities runs north south through the site to encourage walking and connectivity.

“Targeting young professionals and families, the unit configurations are wider to allow more light to reach all parts of the unit, but are lower in total square footage to keep rents affordable for today’s cost-conscious renters,” Sciarra adds.

The community is located across the street from the master-planned Stapleton’s newest community amenities area, where residents have access to a pool, volleyball and basketball courts, table tennis, as well as landscaped courtyards, a 1.75-acre park with outdoor grilling areas, a fire pit, seating and a dog run. That area also includes gardening plots, a playground area, horseshoe pits and biking and jogging trails. Residents also have access to all of Stapleton’s other amenity areas, according to Sciarra, which includes five other pools.

The community is located in close proximity to The Shops at Northfield Stapleton, which includes an assortment of retail, dining and entertainment venues.
