Kor Group to Open Lofts in Downtown LA

Los Angeles—Work is nearly complete on Downtown Los Angeles’ only new-construction, for-sale housing development, Warehouse No. 1, which is the final phase of Barker Block in the Arts District. When the project opens next month, it will offer 68 adaptive-reuse lofts priced from $400,000.
The lofts are being developed by a partnership of the Kor Group, the developer, along with Blackstone and CityView. They are an addition to the existing 242 lofts in the neighboring building that were completed in 2007.
Though new construction, project also counts as an adaptive reuse. Kor has restored the early 20th-century Barker Bros. Furniture factory and warehouse, preserving much of the building’s original details, including exposed brick, heavy timber beams and columns, and wood and concrete floors. The one-story lofts range in size from 679 square feet to 2,000 square feet, while two-story lofts range from 1,134 square-feet to 1,300 square feet.
Existing amenities include a resort-style rooftop deck with pool, sunning lounge, and privacy landscaping that overlooks the city skyline, as well as a fitness center, onsite parking and a formal reception lobby. An amenity unique to the property is the Warehouse No. 1 Gallery, an arts and events space featuring a social space with handcrafted hanging chairs. The property’s open-air courtyard incorporates such touches as hammocks and loveseats suspended from rafters.
The development also includes sustainable features, such as Nest programmable thermostats, insulated dual pane windows and Energy Star appliances. Nakada and Associates served as the architecture design firm for the property, while Mark Tessier is the landscape architect.
