Koontz Corp. Plans San Antonio Community
The property is anticipated to come online in 2027.

Development and construction leader Koontz Corp. has released plans regarding an upcoming 305-unit community in the North Central San Antonio-area. The Elle Apartment Homes, set to be a four-story, mid-rise property, is anticipated to break ground by the third quarter of this year.
“If you could pick your dream site in the town, that’s where it would be,” Koontz Corp. President and CEO Bart Koontz told Multi-Housing News of the site of The Elle Apartment Homes. “Some of the highest grossing retailers are located all along Loop 1604, so there’s a lot of success there.”
The Elle Apartment Homes will be a gated community featuring 264,015 rentable square feet. Units will feature full sized washers and dryers, walk-in closets and private patios. In addition, one- and two-bedroom units will have enhancements including kitchen islands, stainless steel appliances, custom cabinetry and quartz countertops.
Community amenities will include covered parking, an entertainment space, a fitness center, a business center and a conference room. Residents will also have access to a shuffleboard space, a swimming pool with a sundeck, grilling areas and a dog park.

The future property will be built on approximately 9.7 acres near Blanco and Bitters Road. Downtown San Antonio is approximately 14 miles away and the San Antonio International Airport is a 6-mile drive from the community.
Koontz Corp. acquired the site from The Concordia Group, who was represented by Lee Jordan of Cavender & Hill Properties. Koontz Corp. represented itself in the transaction. Garcia + Associated will assist with the development process alongside architects Pape-Dawson, engineers Casey Roy Design, and IBC Bank for financing.
The Elle Apartment Homes is anticipated to deliver in June 2027. “Once this project is delivered, all the current highway infrastructure construction on Loop 1604 adjacent to this site should be completed; improving access and traffic flow,” Koontz told MHN.
Also in the greater San Antonio area, Bakke Development and BCDC recently broke ground on a new self storage facility. The TalleyBak facility will stand at three stories with 82,938-rentable-square-feet.
