Kolter Urban Breaks Ground on Luxury Atlanta Condo Tower
This is the developer's third upscale project in the same district.
Kolter Urban has broken ground on Elyse Buckhead, a 194-unit luxury condominium project in Atlanta’s Buckhead. It’s the company’s third upscale development in the district, after The Dillon Buckhead and Graydon Buckhead.
Developed by the same team as Elyse Buckhead’s, the 22-story Graydon was completed in 2022, while The Dillon is still under construction. However, both condo towers are already sold out.
The future luxury condo tower in Buckhead
Designed by Rule Joy Trammell + Rubio, Elyse Buckhead will feature one- to three-bedroom residences ranging from 1,400 to over 4,000 square feet. Prices at the new condominium development begin at $1 million and sales were totaling nearly $60 million at the time of groundbreaking.
Upon its completion, the community’s amenity spaces will amount to 63,000 square feet. Indoor amenities will include a club room, sports lounge, private dining room, screening theater, pet wash station, fitness center with sauna and flexible workspace area. Outdoor amenities will comprise a pickleball court, a dog park, a pool, outdoor lounges and an open-air kitchen.
The site is at 102 W. Paces Ferry Road, adjacent to the 26-story St. Regis Atlanta luxury hotel. The location is also within 1 mile of several historical museums and landmarks, including the Swan House, as well as the Buckhead Village shopping district. Downtown Atlanta is some 9 miles south.
High prices get higher in Atlanta’s condo market
The demand for luxury, amenity-rich projects continues to dominate the condominium sector, particularly in high-growth urban markets. While developers focus on larger floorplans, premium finishes and extensive shared spaces, buyers have become more selective, prioritizing location and move-in-ready properties, as well as the curation level of community features.
Across the condo market, higher interest rates and construction costs dictate project timelines and pricing. Despite headwinds, limited new supply helps sustain high prices, and Atlanta is no exception.
Over the course of 2025, some 4,500 condo units sold across the metro, with average sale prices up 4.9 percent year-over-year, according to Urbanize Atlanta. Properties traded for $440,560 or roughly $292 per square foot.
