Knightvest Snaps Up Latest Orlando Community
It’s the firm’s third acquisition in the market in the past six months.

Knightvest Capital has purchased Heritage Estates, a 230-unit multifamily community located in Orlando, Fla. This is the third acquisition the firm has made in the metro in six months, and the 15th investment as part of its Fund II.
The community, which Knightvest is renaming The Palmer, was previously owned by CenterSquare. Built in 2003, the property contains a mix of one-, two- and three-bedroom units that average 1,158 square feet. The property is 95.1 percent occupied, according to Yardi Matrix.
Following the trade, Knightvest plans to renovate The Palmer’s common areas and unit interiors, as well as the property’s exterior. Community amenities that will be part of the renovation include a 9,000-square-foot clubhouse and fitness center.

Other amenities include a business center, playground and spa, according to Yardi Matrix. Residents can choose between optional private balconies or patios, with the option to rent a detached garage. All apartments include in-unit laundry machines.
Located at 11701 Heritage Estates Ave. in the East Orlando submarket, The Palmer is about 14 miles from downtown Orlando. Interstate 95 is about 25 miles away, while Orlando International Airport is some 13 miles.
Knightvest’s Orlando expansion
Knightvest now owns 1,535 units in the Orlando region, with the firm having entered the market in 2022. In August 2025, Knightvest purchased the Cortland Vera Sanford community, which it then renamed The Walton. The 332-unit asset was previously owned by Cortland and sold for $72.6 million, according to Yardi Matrix.
Orlando, included in one of MHN’s top emerging housing markets, recorded more than $1.9 billion in multifamily investment year-to-date through October 2025, according to a Yardi Matrix report. This amount already surpassed 2024’s total volume of $1.7 billion.
Average advertised asking rents in Orlando declined 0.4 percent on a trailing three-month basis through October, 20 basis points below the national figure. There were 19,756 units under construction at the time, with an additional 135,000 units in the planning and permitting stages.
