Kettler Begins Construction on New DC Apartments

Washington, D.C.—Kettler, a D.C.-based developer and property manager, has started work on a 132-unit mid-rise apartment community in the Adams Morgan neighborhood of Washington, D.C. Currently known as 2101 Champlain Street, the five-story building will offer a mix of studios and one- and two-bedroom units.

Previously the site was home to a parking garage, along with some small retail uses such as a pet store. The location counts as highly walkable, with a Walk Score of 98 out of 100, according to the Walk Score organization (“Walker’s Paradise”). It also has a Transit Score of 85 out of 100 (“Excellent Transit”).

“Demand for rental housing in the District continues to grow,” said Kettler chairman and CEO Robert C. Kettler. “This project will be the first new multifamily development to hit the submarket in several years.”

According to Kettler, the building’s amenities have been designed to provide areas for work and play. For example, space for co-working with an adjacent bike room will convert to a social lounge in the evenings. A landscaped interior garden and roof-deck overlooks downtown D.C., and other amenities include a fitness center, underground parking, two-level “contemplative courtyard,” carriageway with water feature, and outdoor living room with fireplace.

2101 Champlain Street is slated for completion in the fourth quarter of 2016. R2L Architects is the project’s architect and interior designer, while SK&A Engineers is the structural engineer, Parker Rodriguez is the landscape architect, LF Jennings is the general contractor and Bohler Engineering will serve as civil engineer.
