JV Gets Green Light for Coral Gables Project
The property will be located in the Merrick Park neighborhood.
Constellation Group and The Boschetti Group have gained approval from the city government of Coral Gables, Fla., for a new mixed-use development. The project, to be located at 4241 Aurora Street in the heart of shopping and nightlife district Merrick Park, will be a 16-story Mediterranean-style mixed-use development. Approval was granted during a recent City Commission meeting.
Upon completion, the 4241 Aurora Street development will deliver eight stories of luxury residential condominium residences above three stories of retail square footage, office space and parking. As proposed, the tower will stand 137.5 feet tall. It will feature a sprawling 5,000-square-foot park with luxuriant landscaping, as well as public art. The development’s ground-floor retail space will overlook Merrick Park.
Sited within the city’s Design and Innovation District, the development was designed by Arquitectonica. Construction is scheduled to commence in the second quarter of 2024.
Floorplans
The residential component of 4241 Aurora Street will provide home buyers with an extensive choice of condominium floorplans, ranging from two-bedroom units starting at 1,016 square feet to three-bedroom units residences measuring 1,860 square feet. Among the common-area amenities of the project is an outdoor grilling and dining area.
The project joins a number of other new South Florida developments that are being developed by Constellation Group. Among its projects in the area are a luxury boutique office building in Coral Gables’s Merrick Park district and a 10-story boutique condominium building in the North Beach area of Miami Beach. Also in the early stages is SeaGlass Cove, a private community featuring 14 seaside single-family residences within the central portion of the Florida Keys. Two months ago, a Miami Market Report found fundamentals moderating in the Magic City market.
