JV Launches NW Arkansas Project

This development is located between the home cities of Walmart and the University of Arkansas’ flagship campus.

A partnership between ERC Holdings and Tradewind Properties has broken ground on a new multifamily community in Springdale, Ark. Situated between Bentonville and Fayetteville in the northwest corner of the Bear State, The Ramsay will be a 272-unit property with 18 three-story buildings and a total of 143 one-bedroom and 129 two-bedroom units.

Apartments will include window coverings, washers and dryers, Energy Star-rated appliances and, in many units, cozy study areas. A courtyard with a private swimming pool, fountains and terraces is among common-area amenities.

Historic enclave

The Ramsay will offer direct access to the 48th Street Sidepath, a 12-foot-wide biking and pedestrian trail that will extend along the property’s eastern edge. The Ramsay is also adjacent to the Gene George Sidepath, the most significant of its kind west of Interstate 49. The new community is situated near Springdale’s largest employer, Tyson Foods.

Springdale, which dates back to the 1850s, when its name was Shiloh, is home to the Shiloh Museum of Ozark History, the Arts Center of the Ozarks and the Downtown Springdale Farmers Market. Downtown Springdale is a transportation hub for the region. The city is part of the Arkansas Heritage Trails System.

The site of The Ramsay has been cleared and the project team is in the process of placing underground utilities and constructing building pads. The project’s general contractor is Pick-It Construction. ERC and Tradewind have partnered on three previous projects.

Northwest Arkansas has seen increased investment activity recently. Several months ago, a joint venture made news with plans to develop a build-to-rent community called The Aronson in Fayetteville.
