Modern Residential and Henley USA have acquired the 265-unit Sonoma Villas in Mesa and the 216-unit Sonoma Pines in Peoria.

Modern Residential and Henley USA have acquired Sonoma Pines in Peoria, Ariz., and Sonoma Villas in Mesa, Ariz., and named Sunrise Management as the new manager for both.

Sunrise Management has assumed all day-to-day project and property management at both properties and already started a $2.4 million renovation project on both, which represent 481 units.

“The new look and feel of these properties will go well beyond refreshened units. A new name and logo will set the tone for each property and we will further convey the new brands via advertising, social media, the website and new signage,” Melissa Deen, Sunrise Management’s vice president of sales and marketing, told MHN. “Also important to us is community amenities, and making sure they fit the demographic and meet our resident’s needs. These communities will provide comfort and convenience by offering the very latest amenities.”

Modern On Gilbert

Located at 1800 E. Covina St., Sonoma Villas, which will be renamed Modern on Gilbert, consists of 265 units comprised of one- and two-bedroom units. Renovations for the property will include improvements to all units, as well as its club house, pool, fitness center and office. Additionally, a new dog park will be added.

“Modern on Gilbert offers the convenience of a single-level apartment community and is located near downtown Mesa close to shops, restaurants, schools, and entertainment,” Deen said.

All units include built-in dressers, walk-in closets, a dishwasher, stove, refrigerator private patios and washer and dryer.  

Peoria Modern

Located at 8650 West Peoria, the two-story Sonoma Pines, which will be renamed Peoria Modern, consists of 216 units comprised of one- and two-bedroom units. Planned upgrades include interior improvements plus renovations to the leasing office and pool area. The property offers picnic areas, BBQs, a clubhouse, covered parking and sports courts.

“Our goal is to have a major presence in Phoenix with 2,000 units locally by June 2018,” Tad Springer, Henley USA’s director of operations, said. “We look forward to working alongside Sunrise and Modern Residential as we make this happen.”

Sunrise Management currently oversees more than 13,000 multifamily units, including about 4,000 units in the Phoenix area, with properties in Phoenix, Mesa, Tempe and Scottsdale.
