Jefferson Apartment Group Completes Orlando-Area Community

The developer broke ground on the 304-unit apartment community in Apopka, Fla., in late 2022.

Jefferson Apartment Group has wrapped construction on an Orlando-area community, adding to its Florida multifamily portfolio. J. Ardin at Apopka, a 304-unit property, initially broke ground in September 2022.

JAG tapped Walker & Co. Construction as the general contractor, while Dwell Design Studio designed the community. The project also landed $48.5 million in construction financing from Wells Fargo, according to Yardi Matrix data. Leasing has begun at the now completed community.

J. Ardin at Apopka offers one-, two- and three-bedroom units, which range from 748 to 1,514 square feet, spread across three- and four-story buildings. The units were built with screened-in balconies and full-sized washers and dryers. Common amenities include a clubhouse, fitness center, tech lounge, pet spa and bicycle storage room. Residents will have access to 36 detached garages, surface parking, two firepit lounges, hammocks, a dog park, saltwater pool and an outdoor kitchen. JAG plans to add a bike path that will connect the community to the nearby Lake Apopka Nature Trail.

Located at 2420 Medicine Lake Drive, the community is near several of the area’s major employers including Advent Hospital, Coca-Cola, Goya and Amazon. J. Ardin at Apopka is also adjacent to the site of a new shopping center. That project was recently approved and will bring a national grocery chain and other retailers to the area.

Prior Orlando experience

Over the past decade, JAG has delivered several apartment properties in the Sunshine State. Besides J. Ardin at Apopka, the developer constructed the 264-unit Jefferson Sand Lake in Orlando and the 384-unit Jefferson Lake Howell in Casselberry. The developer sold its Casselberry community to JLL Income Property Trust in April 2022 for $154.1 million.

Virginia-based JAG owns communities up and down the East Coast, from Florida to Massachusetts. Earlier this year, JAG was joined by two project partners in breaking ground on a 500-unit rental community in Burlington, N.J. Late last year, the developer teamed up with STARS REI to acquire 501 Estates, a 270-unit community in Durham, N.C., for $70 million.
