JBG Smith Gets the Go-Ahead for DC Office-to-Residential Conversion

This is the developer's third adaptive reuse project in the area.

JBG SMITH’s has received approval from Arlington County, Va. for an adaptive reuse project that aims to transform two vacant office buildings in the National Landing area into a mixed-use property with residential and hospitality components. The company is set to transform 550,000 square feet of vacant office space at the former National Landing office building sites into a 195-unit apartment community and 344-key hotel.

The project is a part of the county’s Adaptive Reuse Policy that went into effect last year, which aims to give new uses to vacant and obsolete office buildings in the area. ARL Now reported that the current office vacancy rate in the city is 23.5 percent.

JBG Smith is turning one the site’s former office buildings, located at 2220 Crystal Drive, into its newest multifamily property. The design of the property is being finalized and construction is expected to begin by the end of this year. The second building, located at 2100 Crystal Drive, will be transformed into a dual-branded hotel with lifestyle and extended-stay brands. JBG is under contract to sell the property upon completion. Both properties hold a high Conversion Feasibility Index, with Yardi Research Data giving the properties ratings of 88 and 89 out of 100 respectively.

The conversion site is just over a mile from the Ronald Regan Washington National Airport. National Landing and Arlington, Va., are part of the greater Washington D.C. metro, and downtown D.C. is under 5 miles away.

Previous National Landing conversions

JBG has already completed other conversion projects in the National Landing area. The company itself has built out over 1,300 units through conversion projects previously.

Throughout National Landing, the company has developed and started leasing at over 1,600 apartments. Last year, the developer topped out Valen, a 25-story, 355-unit residential tower located at 2000 S. Bell Street, a block away from its next project. Construction began in 2022, and leasing is currently underway. The project is a part of another two-building conversion. The second building, known as The Zoe, began leasing its 420 units at the end of 2024. Across both towers, more than 170 apartments have been leased.

The Grace and Reva, located at 269 19th C St., in Arlington Va., brought 808 units online in early 2024 for the area. Currently, the property is about 80 percent leased and features residences ranging from studio apartments to penthouse units.
