IPA Plans Another Phoenix Seniors Housing Development
Investment Property Associates and Retirement Community Specialists have partnered to develop a seniors property in the Ahwatukee neighborhood of Phoenix, near the southwest corner of Chandler Blvd.

Phoenix—Investment Property Associates LLC (IPA) and Retirement Community Specialists (RCS) have partnered to develop a seniors property in the Ahwatukee neighborhood of Phoenix, near the southwest corner of Chandler Blvd. and 50th St. The eight-acre site of the planned seniors development is part of a 35-acre mixed-use parcel acquired by IPA in 2012.
The seniors property, which will be called Generations at Ahwatukee, will include 128 units with a mix of independent living, assisted living and memory care. It will be operated by RCS, which is a seniors management company based in Ahwatukee.
The unit mix includes studio, one- and two-bedroom apartments as large as 1,150 square feet, and some will feature private balconies or patios. The property will offer a variety of amenities, including a theater, fitness center, library, salon/barber shop, pool, community gardens, activity centers and restaurant-style dining rooms.
The Generations at Ahwatukee site is fully entitled and IPA expects to break ground in the fall. MC Clark-Wayland Builders of Scottsdale will be the general contractor, with architectural services provided by Todd & Associates of Phoenix. Thoma-Holec of Mesa, Ariz., will provide the interior design.
Generations at Ahwatukee will be to the north of the 402-unit Liv Ahwatukee, another of IPA’s multifamily residential properties, which is scheduled to open this summer. Besides those two developments, IPA opened the 322-unit Liv Avenida in Chandler, and the 118-unit Generations at Agritopia in Gilbert, in 2012. The company’s 402-unit Liv Northgate is slated to open in June, and its 240-unit Liv North Scottsdale will open this September.
