Inside Smyrna’s First New Rental Property in 20 Years

Leasing has begun at Avonlea Square, the first new apartment community to be unveiled within the city limits of Smyrna, Ga., in more than two decades.

Smyrna, Ga.—Leasing has begun at Avonlea Square, the first new apartment community to be unveiled within the city limits of Smyrna, Ga., in more than two decades. The development was made possible by recent modifications to a long-standing moratorium on zoning for apartments within Smyrna.

Slated for a March 2015 opening, Avonlea Square will be owned and managed by Quintus Corporation. It represents the seventh metropolitan Atlanta apartment community under the umbrella of Quintus Corporation, a company that has conducted business in Atlanta for more than 60 years and is known for building, developing and managing its communities.

Smyrna city officials “have watched Quintus successfully manage one community in Smyrna city limits for the last 24 years, and even manage another one for the city itself earlier this decade,” Quintus regional supervisor Eric Slack told MHN. “Smyrna has recognized that the right multifamily housing projects can actually enhance, instead of detract from, the value of a neighborhood.”

All five new communities built within four miles of Avonlea Square in the past decade have been high-end, mid-rise communities. A sixth new community scheduled to deliver later this year provides more of the same, Slack said.

With Avonlea Square, “area residents will finally have a third choice between new but expensive or older but affordable,” he added. “Geographically, northwest metro Atlanta residents will have a third choice between the traditional small and expensive apartment homes inside the 1-285 perimeter and [those associated with] the long commutes of the outer suburbs. Avonlea Square has carved itself quite a unique niche in both the local market and larger market as a whole.”
Avonlea Square is located on the site once occupied by the Regency Square Apartments, behind the Marine Corps Battalion facility off Windy Hill Road.

Featuring an address at 1836 Roswell Street, the apartment community is set on 22 acres and provides residents a central location.

It is less than three miles from the new stadium for Major League Baseball’s Atlanta Braves, and mere blocks from Fox Creek Golf Course, Smyrna Market Village and the eagerly-anticipated 48-acre Belmont mixed-use development, which will feature more than 47,000 square feet of dining and retailing venues.

Avonlea Square will offer 318 one-, two- and three-bedroom residences, and some of the only attached garage apartment homes in the area.

Among resident amenities will be a resort-style saltwater pool with sun shelf, poolside lanai with fire pit, community clubhouse with coffee bar, 1,200-square-foot fitness center and both a fenced dog park and dog wash.

“We have had a long-standing relationship with the City of Smyrna, and feel that Avonlea Square will play an important role in the city’s redevelopment goals,” Slack said. “The community will be the perfect blend of suburban affordability and large apartment sizes with the convenience of being located so close to downtown Atlanta.”
