Charlotte, N.C.—Inland American Communities (IAC), a subsidiary of Inland American Real Estate Trust Inc., announced that it is developing a 300-unit student housing community at the University House Boulevard, which will be walking distance from the UNC Charlotte Campus in Charlotte, N.C.
The five-story community will include studios, and one-, two-, three-, four- and five-bedroom units, for a total of 671 beds. All utilities, including cable and Internet, are including in the rental price. Additionally, the apartments come fully furnished.
“University House Boulevard will be a standout product in the Charlotte market as the latest example of University House’s living and learning student housing experience,” David Pierce, senior vice president of development, IAC, tells MHN. “The property features the market’s largest multi-level, amenitized courtyard with a resort-style pool, basketball court and multiple outdoor kitchen and dining areas. Inside, the property will feature a wider variety of floor plans than other products in the market, 11,000 square feet of common areas that include a large, state-of-the-art fitness center overlooking the pool, multiple gaming, video, and multimedia lounges, Apple and PC computer bar, two tanning centers and group and private study lounges. The property will also feature University House’s custom line of furniture in every unit, hi-speed Internet for every bedroom and wireless Internet throughout. The property will feature controlled-access gates and garage parking for the residents.”
The community will also feature many green elements. According to Pierce, some environmentally friendly features will include high efficiency HVAC systems, high efficiency vinyl windows, a community recycling program, low albedo roof, oversized insulated exterior walls, fully insulated floor-to-floor systems and recycled content in flooring, furniture and major finishes.
The residents of the new student community will also benefit from the convenient location; the community is located on the UNC Charlotte shuttle route.
IAC is partnering with Southern Apartment Group on the development. CF Evans is the general contractor, and DAS Architecture and Land Design are providing architectural and civil engineering services.
Construction for the community began earlier this month, and pre-leasing is scheduled for August 2013, with an expected opening in the fall of 2014.
