Indiana Seniors Housing Furthers City’s Redevelopment Plans

Mishawaka, Ind.–Sterling Development is partnering with Memorial Hospital of South Bend, Inc. to construct Heritage Place at LaSalle Square Senior Apartments in South Bend, Ind. The community will consist of 72 one- and two-bedroom units for residents 55 and older.
The partnership will be unique in that the city’s redevelopment commission will be acquiring the subject property and donating it to the Heritage Place at LaSalle Square Partnership. The site plan thought out to accommodate senior housing in close proximity to transportation, medical facilities, shopping and dining. The community will provide a secured entrance requiring key code to access the building.
The four-story building’s amenities will include a beauty salon, community room, fitness center and a health-screening room. The outdoor patio will have a barbeque grill and plenty of green space. Also within the building will be a library with a computer work station. The social-service center will provide ongoing services, training, and educational classes and social activities.
The Heritage Place at LaSalle Square management team will work closely with REAL Services, Memorial BrainWorks, AIDS Ministries, Unity Gardens, St. Joseph County Public Library and Memorial Community Health Enhancement to facilitate a large variety of on-site, in-home and volunteer programs to the residents.
All homes will feature fully equipped kitchens with all Energy Star rated appliances and fixtures. The building itself will be equipped with high-efficiency heating and hot-water systems, air conditioning with 14 SEER or equivalent rating, and Energy Star-rated windows and exterior doors and roofing products.
Heritage Place at LaSalle Square will be the only senior tax credit development in the market. Mayor Leucke supports the project, saying it is “part of a comprehensive redevelopment plan that includes affordable housing, retail, commercial and industrial development.”
