Condos Benefitting From Art
The very trendy U Street corridor in Washington, D.C., is kicking it up a notch with ArtView.

Washington, D.C.—The very trendy U Street corridor in Washington, D.C., is kicking it up a notch with ArtView, a new mixed-use and maintainable building with six unique condominium homes, space for working artists and about 2,000 square feet for a restaurant or retailer. Urban Pace is currently pre-selling the condos, scheduled for fall 2015 completion, with prices starting in the $700,000s.
The modern design features of ArtView condominiums will include floor-to-ceiling windows, nine-foot ceilings, reclaimed wide-plank oak solid wood flooring, full-size stackable laundry equipment, and ample natural light. Penthouse units showcase a second level with a study and private roof deck with spectacular city views; select homes will feature private balconies. Each home comes with designated secure storage space in the basement of the building and the property will offer indoor bike racks as well. With many nearby restaurants and bars, including The Brixton, ArtView is conveniently located just a few blocks from both the U Street Metro and Shaw Metro stations.
Units highlight top notch, custom European-style kitchens with gas ranges and Bosch or Thermador stainless steel appliances, stainless steel undermount sinks with Grohe faucets, custom Leicht cabinetry, continuous LED under-cabinet lighting, full-height subway tile backsplashes and large kitchen islands topped with Caesarstone. Spa-inspired baths will include frameless glass shower enclosures, custom floating Leicht vanities, sleek Kohler Stillness faucets and accessories, distinctive contemporary tile and ultra-quiet exhaust fans.
Situated at 1932 9th Street, NW, ArtView’s cultural center will be H-Space, which will provide live-work studios for local and international artists along with a multidisciplinary project area encouraging artistic creativity and showcasing artists’ work.
ArtView was conceptualized by Paul So, a passionate painter and physics professor who founded Hamiltonian Artists in 2007 as a career development program for up and coming visual artists. H-Space will encompass collaboration with Hamiltonian Gallery, Cultural DC and other arts organizations.
“With its arts overlay district in this area, the city wants to support digital and creative enterprises,” said So. “We are happy to contribute to such creative place-making and to provide additional residential space for people to enjoy the vibrancy of this neighborhood.”
Furthermore, So serves as executive officer of PT2SO Investments LLC, an environmentally conscious development firm that greatly stresses sustainable design. The company’s first development project was the mixed-use building at 1353 U Street, NW that currently houses Hamilton Gallery, two condominiums and office space for Inscape Studio, the architect of the U Street building and ArtView.
ArtView is designed to meet the criteria for LEED Gold certification. The building will have a variety of sustainable elements including solar photovoltaic panels that generate electricity for the common areas and highly efficient VRF air conditioning. An advanced system of rainwater collection and filtration will offer non-potable water for the building, while almost all of the lingering rainwater on site will be absorbed by the building’s green roof.
