Historic DC Patterson Mansion’s Makeover Now Complete
Saul Urban joined hands with Rooney Properties and BedRock Real Estate Partners to renovate and expand the more than 110-year-old property and turn it into 92 apartment units.

Ampeer Dupont Circle—a highly-detailed renovation of the legendary Patterson Mansion—will open its doors in July. The property owned and developed by private real estate development company Saul Urban, will offer 92 uniquely-designed residential units featuring 350 square feet each. Saul Urban spearheaded the project in conjunction with Rooney Properties and BedRock Real Estate Partners.
Located at 15 Dupont Circle NW, the community is designed in such a way as to preserve the historic design of the property built in 1903. The Italian Neoclassical building was occupied by the Chicago Tribune Editor Robert Patterson and later by President Calvin Coolidge for a short period. The developers rehabilitated part of the interior and recreated the building’s historical finishes.
The project also includes a seven-story addition and the existing first floor of the mansion will become shared space for the residents to offset the size of the apartments. The addition differs from the Patterson House in design and materials but reflects the same architectural rigor as the historical building. The newly developed phase will be linked to the historic house by a two-story connection set well back from the P Street sidewalk that also contains a new accessible entrance. The community features a library, a ballroom, 24-hour fitness center, an inner courtyard, lounge with bar and 24-hour concierge. The property is located steps away from DuPont Metro Station, the historic Embassy Row and dozens of restaurants and cultural institutions.
Hartman Cox is the architecture of the project, Daryl Carter is serving as interior designer of the public and communal spaces and the Rockwell Group is serving as designer of the residential apartments. Manhattan Construction Co. was the project’s general contractor.
Saul Urban’s Founder Frank Saul III and Mike Balaban paid $20 million for the property back in 2014. According to Yardi Matrix, upon completion, the project will offer eight affordable units.
