Chicago—Metropolitan Properties of Chicago recently announced that Richelieu Flats, an adaptive reuse of a seven-story building, is part of the historic South Michigan Avenue “streetwall.” Richelieu Flats includes four renovated 2,650 square-foot apartments and a 4,300-square foot duplex penthouse.

Richelieu Flats, which was named for the Richelieu Hotel, is in the building developed during the time of the Columbian Exposition.

The units, priced from $1.35 million to $1.45 million, include private elevator access and two en-suite bedrooms, plus a bonus room with a full bath. Apartments include gourmet kitchens with custom cabinets and an island.

Residents of Richelieu Flats have the option of two deeded parking spaces for $45,000 each in a climate controlled garage, located at the rear entrance of each condominium.

But what sets the community apart is that residents get to select different design elements of their apartments.

“Richelieu Flats is one of the few residential buildings in downtown Chicago where buyers can still select finishes,” Millie Rosenbloom of Baird & Warner, exclusive listing agent for Richelieu Flats, tells MHN. “We’ve provided a range of options for cabinetry, counters, tile and flooring that allow residents to create a home that reflects their own personal taste.”

The penthouse, which offers a 1,000-square-foot terrace and is priced at $2.3 million, is also customizable.

“We worked with our architect [Pappageorge Haymes] to create a suggested floor plan for the penthouse that showcases just some of the possibilities the space presents,” Louis D. D’Angelo, president and founder of Metropolitan Properties of Chicago, says. “Of course, the penthouse buyer can also work with the architect of their choosing to fully design the space to their needs. With 4,300 square feet over two levels, this is really the opportunity to customize a one-of-a-kind home in an incredible location.”
