HHHunt Breaks Ground on 2 North Carolina Communities
The projects will see first move-ins by winter 2023.
HHHunt Corp. is looking to build up its North Carolina portfolio and has started construction on two communities in the state. The company broke ground on Abberly Commons and Abberly Alston, totaling 658 units and $140 million in development costs. Both communities are expected to see their first resident move-ins by winter 2023.
Located at 10601 Harrisburg Road in Charlotte, the 287-unit Abberly Commons will offer one-, two- and three-bedroom units. Lance Goss, vice president of apartment living for HHHunt, told Multi-Housing News that the community will have units that range in size from 695 to 1,462 square feet.
Located at 2124 Alston Ave. in Cary, N.C., HHHunt is also working on Abberly Alston that will offer 330 traditional apartments and 41 build-to-rent townhomes in one-, two- and three-bedroom floorplans. Goss told MHN that the apartments at Abberly Alston will range from 747 to 1,570 square feet, while the townhomes will range from 1,950 to 2,100 square feet. Abberly Alston will also be HHHunt’s first community with both traditional apartments and townhomes.
“This is the perfect opportunity to bring our first build-to-rent townhome section in one of our apartment living communities,” Goss told MHN. “We believe that this market provides a strong demand for townhomes and with the combination of the resort-style amenities we will offer for the entire community, it will be the perfect place to call home.”
Both the communities will have a pool, outdoor entertainment area, dog park, car care center, valet trash removal, clubhouse, pocket parks and car charging stations. Abberly Alston will also include a rooftop entertainment area and a public art space. HHHunt has also partnered with ADT for the projects and will equip the units with smart thermostats, monitored security alarms and smart locks.
Hunting for new opportunities
Goss also said in prepared remarks that HHHunt has been active in North Carolina for more than 40 years. Goss told MHN that the company has identified Charlotte and Raleigh as cities expected to grow due to their strong population growth every year and forecasted rent growth.
“Both the greater Raleigh and Charlotte markets remain high priorities and areas where we are actively evaluating new opportunities,” Goss told MHN. “Those are our prime markets where we have land acquisition personnel working daily.”
Goss also told MHN that HHHunt is potentially interested in the Piedmont Triad region of North Carolina. Currently, the company’s portfolio includes six other communities throughout the state, including the 282-unit Abberly Solaire in Garner. HHHunt is also working on another apartment community in Fuquay-Varina that’s southwest of Raleigh.
