HFF Arranges JV Equity for Austin Mixed-Use Development
Gables Residential's new project is scheduled for completion by early 2019.

Austin, Texas—HFF recently arranged joint venture equity for the development of a 24-story, Class AA+ mixed-use residential and hotel project in downtown Austin. Gables Republic Square is scheduled to be completed by 2019.
HFF worked on behalf of developer Gables Residential to arrange joint venture equity for the development of the property through The Carlyle Group. Director Robert Wooten and Senior Managing Director Matt Kafka led the HFF debt placement team representing the borrower.
Located at 400 Lavaca St., Gables Republic Square will feature 221 units along with a separately-owned, 159-key Hotel ZaZa. The development is constructed to be an Austin Energy Green Building (Two Star Level) and will feature a design inspired by the surrounding historic Warehouse District.
The residential component will feature amenities such as a rooftop area featuring panoramic views of the city as well as a swimming pool, hot tub, outdoor kitchen, fireplace, club room, library and state-of-the-art fitness center. The hotel will offer a bar, spa, restaurant, swimming pool, as well as a ballroom area. Residents will have access to a music practice room shared with the hotel and limited residential room service provided by Hotel ZaZa.
