HCW Opens Phoenix Luxury Community

HCW Development has opened Glen 91, a 296-unit luxury community in Glendale, Ariz. EOS Builders served as general contractor for the project; H Design Group and David Flynn led the architectural efforts, while Design Environments Inc. handled interior design. Bowman Consulting, Mettemeyer Engineering and CJD Engineering were also part of the development team.
According to Yardi Matrix information, some 12,300 multifamily units entered the metro Phoenix inventory in 2022. Only 1,130, or 9.2 percent of the total, pertained to Glendale developments.
The overall vacancy rate in the Phoenix multifamily market reached 5.8 percent at the end of September, while rents were up 7.1 percent year-over-year, according to a Northmarq 2022 third quarter market analysis. The metrics were nevertheless consistent with the region’s long-term supply and demand balance, despite recent measures suggesting a change in the market’s direction.
Glendale’s new luxury community
Glen 91 consists of three four-story buildings with one- and two-bedroom floorplans, ranging from 712 to 1,133 square feet. In-unit amenities include gourmet kitchens with custom cabinetry and countertops, stainless steel appliances, full-sized washers and dryers and private patio or balconies. All property management operations are handled by P.B. Bell.
A 2,185-square-foot fitness center, a 14,000-square-foot swimming pool and deck, a 6,816-square-foot clubhouse, a hammock garden, a dog park, as well as lounge areas and grilling stations are among the common-area amenities at the property. The clubhouse comprises a computer lounge, game room, bar and meeting room. Additionally, Glen 91 features an on-site mini market.
Located on a 10-acre parcel at 8991 W. Glendale Ave., Glen 91 is 20 miles from downtown Phoenix and less than a mile from the 223-acre Westgate Entertainment District. Positioned in the heart of Glendale and anchored by the Gila River Arena, the live-work-play neighborhood is home to an array of specialty stores, restaurants, nightlife offerings and entertainment venues.
