HARRI5 Brokers $23M Tampa-Area MHC Deal
The buyer assumed a Fannie Mae loan.

An entity related to Legacy Communities has paid $22.5 million for Sundance Village, a 332-homesite manufactured housing community in Zephyrhills, Fla., according to Pasco County public records.
A private individual sold the asset. HARRI5 brokered the deal. The buyer also assumed a Fannie Mae loan totaling $19.7 million, issued in 2024 and with a maturity date set for 2034.
Sundance Village is a 55-plus mobile home community at 6340 Santa Fe Drive. Built in 1985 and spread across 45 acres, the property is near interstates 275 and 75, which provide access to the Tampa, Fla., metro area as well as to Clearwater, Fla., and St. Petersburg, Fla. Zephyrhills Municipal Airport is nearby, while the community is 23 miles from Lakeland, Fla., and 33 miles from Tampa.
Amenities at the pet-friendly Sundance Village include a clubhouse, fitness center, community library, shuffleboard court, swimming pool and spa center.
Recent Florida deals
The Sun Belt region remained a preferred area for manufactured housing investment, particularly in Florida, Texas, New Mexico and Arizona, states that are popular retirement destinations. Several deals closed in this area since the start of 2025, such as the sale of Tara Village, a 130-homesite community in Leesburg, Fla. The property swapped for $5 million, in a deal brokered by HARRI5.
Last month, GMF Group marked its 50th purchase by picking up Plaza Estates, a 103-homesite mobile home community in Bradenton, Fla. The seller owned this community since 1931.
