Denver—Allied Realty Services Ltd. and Amstar have formed a joint venture to develop 2785 Speer. This 332-unit apartment community will be located near Interstate 25 and Speer Boulevard in Denver’s Jefferson Park neighborhood. The convenient location is already attracting key renters.
“We’re very excited,” Lauren Brockman, principal, Allied Realty, tells MHN. “2785 Speer is attracting [renters in the] extremely energetic and lively 24 to 40 age group.”
When complete, the building will have one-bedroom, one-bathroom units and two-bedroom, two-bathroom units ranging from 660 square feet to 1,307 square feet. The apartments will include patios/balconies, in-unit washers and dryers, walk-in closets and granite countertops. Monthly rents will start at $1,300.
“We think that our price point is very competitive, given the project’s modern amenities and location,” Brockman said.
Building amenities will include a clubroom with WiFi, outdoor patio with grilling area, pool, fitness center, bocce ball court and firepit. The building will also be LEED certified.
2785 Speer, which is being designed by Houston-based architects Meeks & Partners, is expected to be complete by late 2014.
Ultimately, however, 2785 Speer’s appeal comes down to the first rule of real estate: location, location, location.
“It’s fun to be in such a lively neighborhood,” Brockman says.
