Weehawken, N.J.—Ground has been broken for a new 74-unit condominium building on Weehawken’s Hudson River waterfront. Developer Lennar Urban says that 1000 Avenue at Port Imperial will be the first of five planned buildings for the property. Known as the Avenue Collection, the buildings will all be for-sale condos, a sign of the return of the condo market in greater New York.
The new seven-story building will feature a glass-and-brick façade with metal panel accents, a departure from the brick façades common in the area. Large windows and private balconies or terraces will provide residents with outdoor space, as well as views. Pre-construction sales for 1000 Avenue at Port Imperial are expected to begin in the fall, with prices starting at $700,000, but going well into over $1 million. Lennar Urban anticipates a fall 2014 delivery date.
The property will feature nine one-bedroom, 42 two-bedroom and 23 three-bedroom condo units, and sport a variety of amenities, such a grand salon/lobby lounge with fireplace, concierge service, catering kitchen and a fitness center with locker rooms, sauna and steam showers. The building will also include a parking garage, with many units receiving two parking spaces.
The area has an infrastructure plus in that it’s located near the Port Imperial/Weehawken Ferry Terminal, with direct access to Manhattan. Once all five buildings are completed, the Avenue Collection will include 669 units all together, immediately south of the Port Imperial Ferry Terminal at 1000 Avenue at Port Imperial.
The buildings will be located in the $2 billion master-planned Port Imperial community, which stretches for two miles and across three towns along the Hudson River. The city began the Weehawken Master Plan in 2002 and has been developing the waterfront ever since. Currently there’s 43 percent open space on the local waterfront, including the waterfront walkway, according to the city.
