By Erika Schnitzer, Associate EditorBaltimore—Enterprise Homes and Govans Ecumenical Development Corporation (GEDCO) recently celebrated the grand opening of Ednor Apartments II, an 85-unit affordable apartment community for seniors.The $12 million four-story Ednor Apartments II is part of the Stadium Place Retirement Community, Baltimore’s newest community for seniors 62 and older designed to provide both market-rate and affordable housing. In addition to the apartments, the community features a YMCA of Central Maryland recreational facility.The majority of the project is targeted for those earning between 30 and 60 percent of the area median income, with four units reserved for those earning above 60 percent of the AMI.“GEDCO was awarded this 32-acre site, which used to be home to Memorial Stadium and the Baltimore Orioles, in the late ‘90s, and they had planned to build a senior village,” explains Chickie Grayson, CEO, Enterprise Homes. GEDCO built two HUD 202 low-income developments for independent senior living, with Enterprise working with them on an additional two LIHTC (Low-Income Housing Tax Credit) buildings.Designed by Marks, Thomas and Associates Inc., Ednor Apartments II offers one- and two-bedroom units, ranging in size from 627 to 939 sq. ft. Monthly rents range from $330 to $775. Ednor Apartments II offers an activity room with kitchen, a computer center, lounges a hospitality suite, and a courtyard with a porch and perennial garden.In addition, residents will have access to activities and spaces at the three other buildings and the YMCA. These include “ThanksGiving Place,” an open space for giving thanks and expressing gratitude, and an Eating Together program that provides meals and companionship to residents. The community will also offer volunteer and job opportunities, legal services, a movie theater, beauty salon, convenience store, and religious and intergenerational programs.Construction on Ednor Apartments II was completed in August, and the building is currently 30 percent occupied. Grayson notes that Enterprise intends to have the development leased by the end of the year.Financing for Ednor Apartments II was provided by Susquehanna Bank; State of Maryland, Department of Housing and Community Development; city of Baltimore, Department of Housing and Community Development; and MMA Financial.
