Franklin Cos. to Begin New Seniors Property in Metro San Antonio

Plans for a 315,000-square-foot, 217-unit seniors housing property in the town of Alamo Heights, Texas, have been unveiled.

Alamo Heights, Texas—Plans for a 315,000-square-foot, 217-unit seniors housing property in the town of Alamo Heights, Texas, have been unveiled. Franklin Cos., a San Antonio-based multifamily and seniors housing specialist, is developing the site as a Franklin Park brand of seniors housing property, with construction slated to begin in early 2014.

The development will include 115 independent-living units, 62 assisted-living units and 40 memory-care units. One of its more unusual amenities will be a freestanding coffee house open to the public that will occupy the corner of Everest and Sunset. The coffee house will be staffed by residents of the Franklin Park property.

Franklin Park will also boast gallery space showcasing photos by an area professional photographer and open to other art exhibits for public viewing. The property was designed by three, a Dallas-based company that has designed seniors housing, hospitality and residential properties worldwide.

The design also takes advantage of the site’s sloping terrain to conceal parking beneath the buildings, which will be done in a Country French style. The hilly terrain also allowed three: living architecture to design a series of landscaped courtyards vertically up the hill.

Franklin Park owns and operates four other senior living properties in Texas, two of which are in San Antonio. Alamo Heights is an affluent enclave town within San Antonio, about five miles north of downtown. According to the Census Bureau, the median income per household in Alamo Heights in 2012 was more than $77,257.
