Fort Capital Begins Work on Smart Community in Texas

The Palmer will be located within a mixed-use development called The River District in West Fort Worth and will include 46 units with IOTAS technology.

Fort Capital has broken ground on The Palmer, a 46-unit boutique apartment community in the River District of Fort Worth, Texas. All units will be equipped with IOTAS smart home technology.

Located at 117 Priddy Lane, The Palmer will be part of the 276-acre mixed-use development known as The River District. Situated steps from the Trinity River, the community will be within walking distance of several businesses and restaurants. The Palmer is set to encompass studios and a mix of one- and two-bedroom units, which are slated to feature 10-foot ceilings, hardwood-style and tile flooring, stainless steel appliances, granite countertops, washers and dryers, designer light fixtures and oversize balconies. The project also includes:

  • a rooftop lounge
  • laundry/dry cleaning services
  • coffee bar with co-working areas
  • bike storage
  • concierge
  • gated covered parking
  • private garages

Energy-conscious housing

Slated for completion early next year, The Palmer will have integrated IOTAS smart home technology, which will provide residents with outlet and lighting controls, home entry alerts, voice control, smart thermostats, customized lighting and motion sensors, all controlled from a smart device.

“The Palmer is going to be a fantastic addition to The River District and Fort Capital’s portfolio. Between the smart home technology and The River District offerings, these apartments are unlike anything else,” said Fort Capital CEO Chris Powers, in a prepared statement.

A new office development known as 101 Nursery Lane and two new townhome developments—The Grove and The Parkland—are also underway in The River District neighborhood. Greystar recently opened Elan at River District, a 325-unit  community in the same neighborhood.
