Fisher Brothers Completes 308-Unit Mixed-Use Project in Miami

The community includes more than 30,000 square feet of art installations.

Fisher Brothers received its Temporary Certificate of Occupancy from the City of Miami and has begun move-ins for renters at Joule House, a 308-unit luxury mixed-use development in the Wynwood neighborhood. The 1.38-acre property also has 26,000 square feet of retail space.

Bozzuto is handling leasing and property management for the asset at 2200 NW First Ave.

Fisher Brothers broke ground on the eight-story property, then known as Wynhouse Miami, in July 2023. JPMorgan Chase and affiliates of Canyon Partners provided $117.5 million in financing for the development. Nichols Architects was the project’s architect. Other team members were Rockwell Group, which designed the indoor and outdoor amenities, and ID & Design International, which handled interior designs.

Joule House has a mix of studio, one- and two-bedroom layouts, along with select two- and three-bedroom penthouses. The residences range in size from 474 to 1,405 square feet. Features include floor-to-ceiling windows, high ceilings, spacious closets and washers and dryers in all units.

The property has 23,000 square feet of amenities across three floors including a rooftop terrace with a heated infinity pool, jacuzzi, barbecue and lounge with games and TV screens. Joule House also has a fitness center with Peloton and Precor equipment, a coworking lab with a coffee bar, built-in record player, communal working tables, conference room and three private offices. The indoor lounge includes a demonstration kitchen and game room. The property has EV charging stations and 120 parking spaces in a multi-level structure.

Joule House also has a total of 30,000 square feet of installations. The property features murals on the exterior and other collections curated in partnership with WXLLSPAC Joule House’s location offers easy access to major highways, Midtown Miami, Downtown Miami and the design district, which are minutes away.

Wynwood’s residential boom          

It’s not just luxury apartments and condos rising in the Miami neighborhood. Wynwood Works, a 12-story, 120-unit fully affordable, mixed-use development, was completed in February. It was developed through a public-private partnership joint venture led by the Omni Community Redevelopment Agency, Magellan Housing, Harmony Housing Affordable Development and the Udonis Haslem Foundation. Other partners include the City of Miami, Miami-Dade County and the state of Florida. The Omni CRA contributed the land and a $9.9 million grant. Located at 2035 N. Miami Ave., it is the first large-scale, green-certified affordable housing and mixed-use development in Wynwood. The property is for residents earning between 30 and 80 percent of area median income. Like Joule House, it has an artistic focus and includes artists’ lofts and murals.

Last summer, PMG and Greybrook Realty Partners refinanced Society Wynwood, a recently-completed 10-story, 318-unit mixed-use development at 176 N.W. 25th St. The $178 million refinancing was provided by Ares Management and Monarch Alternative Capital.
