Fifield, Terraco Break Ground in Chicago

Dubbed Logan's Crossing, the building in Logan Square will feature 220 units and a 27,000-square-foot Target store, in addition to other commercial tenants on the ground floor. The residential component is slated to open in November 2019.

Fifield Cos.’ development arm, Fifield Realty Corp., together with Terraco Real Estate have broken ground on a residential project in Chicago’s Logan Square neighborhood. Dubbed Logan’s Crossing, the community will include 220 units and 62,000 square feet of retail on the site of the former Mega Mall flea market. The developer tapped Antunovich Associates as architects for the project and Focus Construction as general contractor.

Logan’s Crossing will be located at 2500 N. Milwaukee Ave. on approximately 2.2 acres. The community will comprise two buildings, five and six stories tall, connected by a sky bridge. The floorplan mix will consist of studio, one- and two-bedroom units, outfitted with nine-foot ceilings and terraces. Common-area amenities will include a landscaped sun terrace, pool, lounge chairs and cabanas, grilling stations, dog run, bocce court, fire pit, seating areas, fitness club, lounge, party room, coffee bar, conference center, co-working space and a bike storage area with 125 spots. First move-ins are expected by November 2019.

The Chicago residential development is situated in a highly popular neighborhood. Milwaukee Avenue has a over a dozen bars, restaurants and clubs that are within walking distance of Logan’s Crossing. The Logan Square upscale shopping destinations are within a few minutes by car. Public transportation is also within reach, in the form of the Logan Square Blue Line subway station. 

Commercial anchors

Of the entire ground-floor commercial component, 27,000 square feet is already preleased to Target, which will open its doors in summer 2020. Of the total 110 parking spaces available at Logan’s Crossing, 28 will be reserved for the store’s guests, while an adjacent 44-spot parking lot will accommodate the needs of employees of the commercial component.

The building’s ground floor level will offer the best of convenience retail not just to Logan’s Crossing residents, but also to the entire neighborhood. As our flagship tenant, Target will offer a robust grocery selection and goods and services that cater to the everyday needs of the Logan Square community. The remaining retail will be leased to a mix of providers anticipated to include restaurants, fitness, a pet store, bank, health and wellness, and a coffee shop,” said Lindsey Senn, vice president of Fifield Cos., in a prepared statement.
