Enterprise Developing Affordable Seniors Housing in Baltimore

Baltimore—Enterprise Homes Inc., a Columbia, Md.-based developer, is developing two affordable seniors housing projects in the Baltimore area.

The Greens at Logan Field, a $15.2 million project, will feature 84 one-bedroom and 18 two-bedroom apartments in Dundalk that will be available to seniors earning 60 percent and below of the area median income.

“Having senior housing in the Dundalk neighborhood will allow seniors to remain in their community in a beautiful building that’s appropriate to their needs,” Christine Madigan, Enterprise’s senior vice president for development, tells MHN. “The apartments will have great amenities and there are many conveniences nearby.”

According to Madigan, the four-story building will be built on a three-acre site that was originally part of the first municipal airfield in Baltimore and it will pattern itself after the great architecture in the neighborhood, complementing the Tudor-style on local buildings such as Saint George’s and Saint Matthew’s Episcopal Church.

Several large shopping centers res are within walking distance, and health care providers, restaurants and two thriving senior centers are also close by.

Meanwhile, The Greens at English Consul, a $14.6 million project, will offer 72 one-bedroom and 18 two-bedroom apartments in the Lansdowne/Baltimore Highlands neighborhood.

As all Enterprise developments are, Madigan says that amenities for both are focused around being green. Features include energy-efficient double pane low-E windows, water-conserving plumbing fixtures, Energy Star appliances, energy-saving light fixtures, Green Label carpeting, and high-efficiency heating and cooling systems.

Community wide amenities include various community rooms for residents such as a fitness room, computer room, TV lounge, hospitality suite and a larger gathering space.

Madigan says that there aren’t many properties in the area that cater to seniors and provide elevators and other important features, which is why these properties are so important.

“Enterprise’s commitment is to build high-quality, affordable and workforce housing for families and seniors and to utilize a broad variety of financing sources,” Madigan says. “We closed on these buildings at the same time and one of the interesting things about them is that they are the first two developments in Maryland to utilize a new program called Rental Housing Works for new construction.”

The architectural firm of Grimm + Parker Architects Inc. will oversee design and The Whiting-Turner Contracting Company will be the general contractor on both developments. They are both scheduled to open by next spring.
